Yes but the amount is very low! – you should allow around 1.5% (1 and a half %) of the price of the property - this would cover property purchase tax of 0.5%, setting up costs and your solicitor's costs.
Incidentally Margarita is a "duty free" area so the price of goods and services are very low for luxury items as well general living costs, eating out and so on.

4) What is the weather like?
Margarita is a tropical island and is situated 11 degrees north of the equator, the weather is around 30 degrees Celsius all through the year however, it does not feel over hot due to the island being cooled by the gentle breezes that prevail. There is hardly any rain on Margarita; if it does it will usually be for a few hours or less.

5) How does the "guaranteed rental options" work?
Certain developments, currently: El Agua garden suites, Ocean resort and Nakanda mountains offer a "guaranteed rental income" to purchasers if they choose this route. The management letting agency based there will guarantee to pay the property owner up to 8% of the property purchase price for 10 years. In the case of "El Agua garden suites" costing around £39,000 the property owner would receive an income over 10 years of around £31,200.
If a property at "Ocean residential" were purchased and with a property costing around £80,000 the property owner would receive over 10 years around £64,000!
6) What happens at the end of the "guarantee period"?
With there being 100,000 beds a year short for letting (Thompson tour operators own figures and that is now!) there is a good chance that the management letting agency will offer another "guaranteed period" – however this depends on circumstances at the time. Alternatively the rental management company will continue to rent out the property on behalf of the client and / or the client can also let out their property.
The rental management company will happily let out clients properties where there is no "guaranteed rental period" Whilst all the developments offered are lovely properties in good locations, there are some locations that tourists really flock to, hence the potential for 100% occupancy rate and thus a guarantee.
With the other locations they are not sure of a 100% occupancy rate but maybe a 85% rate, hence no offered guarantee however, many clients may feel that this too is very desirable!
7) Can I sell my property at any time and are there any costs?
Properties can be sold at any time and costs and taxes are extremely low. If the property sold is one where there is a "guaranteed rental income" then this will need to be honoured as this goes with the property rather than with the owner. For example a client purchases a property at El Agua (with a guaranteed rental income of 10 years at 8% return). After 3 years the client wishes to sell the property, in this case the new owner would continue receiving the rental income for the remaining 7 years (of the 10) – which is a very good selling point for the vendor to offer in the sale particulars to prospective purchasers!
8) If I choose the "guaranteed rental option" will my family and I be able to holiday at out home on Margarita?
Yes – you can choose up to 30 days a year to visit your holiday home yourselves – however understandably, it is fair to say that this should not be during peak letting times.
9) What are the prospects for capital growth for my property?
Currently properties have risen by 32% per annum over each of the past 2 years (source Margarita's Chamber of commerce). With the guaranteed rental income & capital growth how many better investments are there?
